How to Keep Your Log Home Beautiful   no comments

Posted at 8:13 pm in General Contracting

If you have owned your log home any length of time, then you have probably already had to deal with maintenance issues. If you are considering buying a log home, understanding maintenance requirements and procedures can not only help in the buying process, but also help in understanding what is involved in the periodic upkeep of the home.

Some log home owners after enjoying the initial excitement of the rustic beauty, the smell of the logs and the “log home living” atmosphere are disappointed to find that with all the beauty, comes all the maintenance. However, if they understand proper maintenance procedure and protocol and maintain a practical maintenance program, they can efficiently manage the upkeep of their home without becoming overwhelmed by what may seem like a daunting task.

This all hinges on proper maintenance. Proper maintenance does not mean washing the home with bleach, letting it dry, and applying a do-it-yourself retail stain, or the all too familiar “water-proofing” sealer. This approach will certainly produce disappointing results. Your log home is a large investment. Spending the time and the money to maintain it is also an investment. Most people would not go to a “big box” store and buy a can of spray paint to re-paint their car. Yet all too often, the “off the shelf” retail stains are bought and used to re-stain their log homes. This is one instance in which “you get what you pay for!”

Assuming that your log home was prepared properly to receive a quality sealer, and the sealer was applied correctly, you should expect 3 to 6 years of protection. You can expect less than 3 years if a clear or lighter stain is used. A good rule of thumb is that the darker the stain, the more pigment and therefore the more protection. Lighter shades (the natural look) have the least amount of pigment and the least amount of protection.

So, it comes down to a trade off. Most people like the natural look of the logs. To achieve this, either a clear or a “honey” color will have to be used leaving the least protection on the logs. Using a darker color such as a “mahogany” or “walnut,” you have the most protection thereby lasting the longest, but most people don’t like the darker shades. Now, the log home owner will have to decide which is more important; using a lighter shade to keep the natural look and sealing more often, or using a darker stain with more protection, but loosing the natural log look.

Log home restoration and maintenance is just a part of the log home experience. Understanding maintenance procedures and implementing a maintenance program can alleviate potential underlying problems such as wood rot, mildew problems, failing caulk and chinking as well as making sure your log home keeps that beautiful rustic look and feel for many years. The bottom line; Do it right the first time, have a good maintenance plan and have a knowledgeable and trustworthy contractor you can depend on.

You can make a very long list of the usefulness of a sunroom. It gives the home extra space and can serve as a place of retreat. You can see the seasons change sitting in the comfort of your sunroom. The double paned windows of the sun room allow you to watch the rain, snow and the rays of the sun. It can also act as your favorite reading place whereas for children it provides ample space to play in all sorts of weather. Family gatherings and special occasions can be conducted here without any hassle.

Sun room is in fact an investment as it enhances the value of the property. You can find endless number of contractors and manufacturers offering sunrooms. It is your duty to weigh the pros and cons and select the best. Another option comes in the form of do-it-yourself sunroom kit. Here you can construct your own sunroom by giving a personal touch to it. You can considerably reduce the cost of sunroom by eliminating the labor charge.

Sun rooms which are common these days are originally developed from farmhouse porches. Living outdoors with a lavishly furnished backyard was a trend a few years ago. But the problem here was that it was costly to maintain the outdoor furnishings without being destroyed by animals and adverse weather conditions. This made people to think about sun rooms, where you can enjoy the beauty of the landscape and the warmth of the sun without being troubled by insects and harsh weather. Technological invasion has resulted in making sun rooms more popular and comfortable with resilient outdoor fabrics, heated flooring, electronically controlled blinds etc. More and more people are opting for sunrooms because it creates elegance to the entirety of the home. Also you don’t have to shell out a handsome amount to construct one.

The major benefit of constructing a sun room is that it gives warmth even more than a screened porch. Complete protection is possible from precipitation, wind and cold temperature. The window glass in fact intensifies the sun’s rays to heat the room further. During peak summer season you can keep the windows open to vent extra heat.

Careful planning is needed for the installation of the sunroom as an addition. Since the windows and the ceiling are made from glass, they should be in accordance to the movements of the sun. You can make changes if the climate zone of your local area may not allow you to use all glass for the sunroom. If you are residing in a place, where plenty of sunlight is available, partial covering of glass or merely glass walls alone would be what you may require. Likewise, for places where it snows heavily, partial glass roofing for the ceiling would be enough. You can think of beautiful designs and styles as well as furnishings to make it appealing.

Tips On How To Care For Your Ceramic Tile Floor   no comments

Posted at 1:13 am in General Contracting

Ceramic tile floors have an awful lot going for them, including a beautiful appearance, and ease of maintenance. But as with all flooring, care is needed to make sure that it lasts a good long time. Fortunately, ceramic tile floors are one of the easiest floors to care for and here are some suggestions to help you do that.

Actually, the best form of care is prevention and constant attention. Of course, floors are going to get dirty from time to time no matter what you do. And ceramic tile floors are no exception. But there are a few things you can do to minimize the frequency of heavy cleaning jobs on your ceramic tile floor.

The first is to practice constant awareness by cleaning up any spills on the floor right away. Don’t let them dry on the floor. If you do, they will only attract far more dirt to the floor before you finally get it cleaned up. Also be sure to sweep and dry mop your ceramic floor very often. Dirt that is not allowed to stay on the floor long will not be able to be ground in and become hard to remove. So be vigilant about protecting the floor by sweeping and mopping regularly.

Another helpful idea that can cut down on much of your work and maintenance on a ceramic tile floor is to place mats in strategic locations that are good at catching dirt off the bottom of people’s shoes before they walk into the room. It’s much easier to clean these mats from time to time than it is to have to sweep and mop your whole ceramic tile floor more regularly. The mats also don’t show dirt nearly as much as the floor will.

But despite all your efforts, you will have to do a thorough cleaning of your ceramic tile floor at times. It’s probably a good idea to check with your flooring manufacturer’s recommendations on what floor cleaner you should use before you get started. There are several all-purpose cleaners on the market that claim to do a great job on ceramic tile floors, but just be sure that you test them out first before using them on the entire floor. Another consideration is to make sure that your tile cleaner is compatible with the grout that was used on your ceramic tile floor as well. Once again, your floor manufacturer can usually help out with the answer to that question too.

For cleaning, first sweep up all loose dirt with a broom or vacuum it. Then mix up your cleanser with warm water. Using a soft cotton mop or sponge mop apply the cleanser solution to the floor. Be careful not to allow the solution to dry on the ceramic tiles, so it’s best to do a portion of the floor at a time and rinse the floor often. If the floor is very heavily soiled, you may even have to allow the solution to soak on the floor for a few minutes before mopping or scrubbing it.

If your ceramic tile has a glossy or shiny finish, you may even need to dry it with a soft towel to prevent water spots showing up as the solution dries.

As you can see, ceramic tile floors are not very difficult to care for under any circumstances, but if you take a few extra precautions, and give the floor regular attention, your floor will always look great and will need very little maintenance.

How To Remove Popcorn Ceiling   no comments

Posted at 1:09 am in General Contracting

Popcorn ceilings are made up mainly of chalk, clay and an aggregate. To remove it you have to wet it, which turns it into a soft gooey mess. It’s not going to be an easy project, but with a little preparation you can control the mess.

Start by removing anything possible from the room. Protect the floor and anything that had to stay in the room with a thick sheet of plastic. Lay out some old newspaper on the floor on top of the plastic to soak most of the wet mess up.

A note of caution – if your popcorn ceiling is from the early 70’s it may contain asbestos. If you suspect your ceiling may be from that era, remove a small piece of the popcorn ceiling and send it in for testing. If it does contain asbestos, it will have to be removed by professionals who can also dispose of it properly to reduce the cancer risk asbestos can pose for you and your family.

Wear some old clothes, a hat to keep the goop out of your hair, and protective eyewear. A respirator of some sort or at least a mask to keep most of the dust particles out of your lungs is a good idea as well.

Use a spray bottle and completely saturate part of the ceiling. Let it soak in for a few minutes and then use a scrapper tool to scrape the gooey mess of your ceiling. A drywall-finishing knife works well. Hold a bucket under the tool to catch most of the removed popcorn ceiling. Work in small section and keep repeating the process until the popcorn ceiling is removed. Use a wet sponge to wipe off any remaining residue on the ceiling.

You may have to rewet some parts of the ceiling to get the popcorn to soften up enough to remove it. Try not to wet it more than 2 to 3 times. You don’t want the drywall beneath to get too saturated with water. It may warp or grow mold.

Once the entire popcorn ceiling is removed, let the ceiling dry completely. Now it’s time to sand the entire surface to remove any rough patches. A pole sander works great for this. Give the dust a chance to settle and then use a joint compound to patch any wholes, cracks etc that may have formed on the ceiling. Let the compound dry for about an hour, then lightly sand over it to smooth it out.

Once you get the mess on the floor cleaned up your new smooth ceiling is ready to be painted.
